Phases

Once plans are in place, the bidding phase can begin. During the bidding phase, the Architect will help you find one or more contractors. If one contractor, the Architect can help you negotiate the contract. If several contractors are being bid, the Architect can help the Client write the specs for their bidding so the bid process compares apples-to-apples. That means materials and specs must remain constant to get a true and fair bid.
Then, when the numbers are in, the Architect can help the Client with the decision as to which contractor is best suited based on price and experience.
The Architect will also look at and review the final contract the Client receives from the contractor of choice.
We believe that Klesse Architects is unique as a professional service company in that we can summarize our Mission statement or Value Proposition in only two words — "We listen".
While our firm has strong opinions, years of training and professional experience, codified methodologies and a high level of artistic aesthetics, the difference is: "we listen".
After all, we won't be living there, you will.
