Phases

This is early in the whole process. Business owners or home owners (called Clients from this point on) often have ideas, pictures from magazines, even little sketches. They may have a survey of the site and if not the Client might even go to the local Town Hall and get one.
Also during this period, the Client can go to the Town Hall and get a recent copy of the building code. They are usually available for sale and not very expensive. This lets the Client get a little educated on what can and can't be done based on zoning and building codes.
The first meeting, and sometimes maybe even the second meeting, might not necessitate a charge involved by the Architect. But if there are going to be subsequent meetings the owner should agree to an hourly fee should the project not move ahead.
The obligation of the architect is to advise the Client if in fact the Client's expectations during discussions are not realistic based on zoning, codes and other regulations.
We believe that Klesse Architects is unique as a professional service company in that we can summarize our Mission statement or Value Proposition in only two words — "We listen".
While our firm has strong opinions, years of training and professional experience, codified methodologies and a high level of artistic aesthetics, the difference is: "we listen".
After all, we won't be living there, you will.
